"untitled" by Alan Washauer, [Medieval European township entry]

Description: Early 1900's "Untitled" Pen and Ink of a European medieval gate house to a township signed by Alan Washauer. Provenance of McEwan estate [1930-1960] and Chu estate [1960-2017] in San Francisco, California. This piece is at least the late 1950's but most likely much earlier. It is mat mounted, glassed, framed, and signed There was a lot of smudges dirt ,dust, and water stains on the glass[ see photo]. I lightly wiped it with a damp cloth but no extensive cleaning undertaken. Upon close inspection, I found the mat mount had minute black and brown specks and yellow discoloration likely from age, the frame has some light surface dents, scratches, and paint scrapes but nothing major, the drawing has a light brown stain by right of the front entry [see photo] and the glass has minute specks of dirt/dust and some pitting by the lower left section and the corner have a dirt film. The piece is in good shape and the overall condition in my opinion is good. It was part of an estate left behind in a probated 1930 built home that my family acquired in 1960 and about 2015 it came into my possession. I am not a professional art appraiser and so my assessment is what I hold to be true and to the best of my knowledge.
